Selling Ad Space...Ideas?

Well I decided to start selling ad space on my forum but what measure do I use to convince potential clients on the benefits of advertising with me?

I have a statistics tracker attached to all the pages so I get page and unique visit counts of all visitors (excluding mine and search bots)

Should I publicize it by the number of members and activity or by unique visits?

The main problem you'll have is attracting advertisors with empty forums. So i'd go with the unique visits and page loads.

Try to give them some estimate of how many clicks they could expect with their advertisement, how many impressions they'll get and all that fancy marketing lingo.

Basically just bullshit them with some big fancy words, and i can guarantee they will sign up.
